Major Subdivision - Flexible Frontage

The applicant is proposing to subdivide the existing parcel into three (3) parcels for single-family construction serviced by Town water and individual onsite wastewater treatment systems (OWTS). While the existing parcel could yield three (3) conventional lots that conform to zoning requirements, the applicant would like to utilize the flexible frontage provisions of the zoning ordinance to allow for reduced frontage on two (2) of the three (3) lots to allow the proposed OWTS to be located outside of the Town’s 150’ OWTS setback from wetlands. In doing so, two of the three lots will utilize a single curb cut and a shared driveway configuration. All three (3) lots proposed have received OWTS approval from the Rhode Island Department of Environmental Management. 

Current Status:Final approval received July 23, 2020.
